⚖️ A tenant can apply to VCAT for a rent reduction if you don't respond to a pest complaint
Under the Residential Tenancies Act 1997 (Vic), a tenant who reports a pest infestation that materially interferes with their use and enjoyment of the property and does not receive a timely response can apply to VCAT for a rent reduction for the period during which the premises were not reasonably habitable. VCAT is not sympathetic to landlords or PMs who cannot demonstrate that they responded promptly and engaged a licensed pest controller. A written service report from a licensed pest controller, showing the date of attendance, the treatment carried out, and the technician's licence number, is the primary evidence that the duty of care was met. A same-day or next-day written report from Multi Pest Control is available for every PM-referred property.
