Rodents in ceiling void or server room
Rattus spp. / Mus musculus
High OHS risk
Rodent urine and droppings carry Leptospira bacteria (leptospirosis) and Hantavirus. Droppings in air handling ducts can contaminate air circulated through the office. Gnawed electrical wiring in server rooms is a fire risk and an electrical safety hazard.
Under OHS Act s.21, employer must eliminate or reduce the health risk so far as reasonably practicable. A reported rodent problem that is not addressed after notification constitutes documented failure of this duty. Written treatment records serve as evidence of response.
Cockroaches in breakroom kitchen
Blattella germanica
High food contamination
German cockroaches carry Salmonella and E. coli on their bodies and in their droppings, contaminating food contact surfaces, utensils, and open food in a shared kitchen. Risk of food-borne illness among staff using the kitchen.
Breakroom kitchen cockroach activity falls under both OHS Act general duty and Food Act 1984 (Vic) if the kitchen prepares or serves food to employees. A documented treatment program and written service reports demonstrate that the employer has responded to the risk.
Wasps at building entry or HVAC
Vespula germanica
High sting injury risk
European wasp nests at building entries, in external HVAC units, or in wall cavities adjacent to occupied offices present a direct physical injury risk, particularly for employees with wasp venom allergies (anaphylaxis risk). Wasp stings are a documented workplace injury category.
Under OHS Act s.21 and WorkSafe Victoria guidance, a wasp nest near a building entry or work area is a hazard that must be eliminated. Same-day treatment is appropriate given the sting injury risk. Written evidence that the nest was treated is required for WHS incident documentation if any employee is stung.
Spiders in stairwells or storage
Latrodectus hasselti / Lampona spp.
Medium species dependent
Redback spiders in infrequently accessed areas (storerooms, plant rooms, carparks) present a sting risk to employees working in those areas. White tail spider bites cause localised pain. Huntsman spiders create alarm but are not medically significant.
Spider treatment in common areas and infrequently accessed parts of the building is appropriate WHS risk management. Residual spray to storage areas, stairwells, and plant rooms is the standard control measure. Document treatment in the building's WHS register.
Ants in workstations or kitchen
Monomorium / Pheidole spp.
Medium hygiene / comfort
Ants trailing through workstations and into shared kitchen areas are a hygiene concern and a significant employee discomfort issue. While not a direct health risk to most employees, ant activity in kitchen areas near food is a hygiene and food safety issue.
Under the general duty to maintain a suitable work environment, ant infestations in office and kitchen areas should be addressed promptly. Gel bait treatment is the most appropriate method for office environments, no residual odour, no surface contamination during treatment.
Drain fly
Documentation is your protection. An employer who receives a written pest complaint from an employee and responds with a documented treatment program, including a written service report, has demonstrated that they fulfilled their OHS Act s.21 general duty. An employer who does not act creates documented liability. Multi Pest Control provides written service reports after every visit suitable for your WHS file.
🪳 Cockroaches found in the office kitchen staff reported it this morning
German cockroaches in a shared kitchen spread rapidly through appliance gaps. Once one person reports them, others usually have been seeing them for weeks. The population is almost certainly larger than the reported sighting suggests.
→ Same day or next morning after hours gel bait treatment. Appliances pulled out, bait placed in all harbourage zones. Written service report provided for your WHS file.
OHS Act s.21 — respond promptly
🐀 IT team found rodent droppings near the server room cabling
Rodents gnaw through data and power cabling, a business continuity risk as well as an OHS matter. Droppings near electrical infrastructure are an electrical safety issue under OHS regulations, not just a pest nuisance.
→ Immediate bait station program, ceiling void inspection, and entry point identification. Written report documents the response for your WHS incident file and insurer if cabling is damaged.
OHS Act — electrical safety risk
🐝 Wasp nest found at the main building entry staff and visitors being stung
A European wasp nest at a building entry is one of the highest-urgency workplace pest situations, the sting risk is immediate and the liability exposure from an anaphylactic reaction to an unstated wasp nest is significant.
→ Same-day treatment. We attend within hours, treat with full PPE, and provide written documentation of nest removal and treatment date, required for any WHS incident report if a sting occurs.
WorkSafe — eliminate hazard immediately
🕷️ Redback spider found in the loading dock or carpark storeroom
Redback spiders in infrequently accessed areas of a commercial building, plant rooms, loading docks, and storerooms, are a genuine sting risk to staff working in those areas, particularly maintenance and delivery personnel.
→ Residual spray to all harbourage zones in the affected area. Written report for your WHS register. Recommend annual treatment schedule for all external perimeter and infrequently accessed areas.
OHS Act — sting injury risk
🐜 Ants appearing on workstations and trailing to the kitchen across multiple floors
Ant trails running from an outdoor colony into multiple office floors typically travel through electrical conduits, wall cavities, and service ducts, which is why surface spraying rarely solves the problem. Colony targeted gel bait is the only effective approach in a multi storey building.
→ Gel bait placed at all identified trail entry points and kitchen harbourage zones. Treatment requires no building evacuation and leaves no odour, completed overnight and ready for the next business day.
